Clements Hounslow Infill is a standout new build housing scheme delivered by Wates Residential, highly commended for its commitment to driving innovation in construction. The development consisting of 74 homes across four buildings is part of an urban regeneration scheme commissioned by the London Borough of Hounslow in West London. The project team has been awarded with both a Gold and Most Considerate Site Award thanks to their exemplary work in delivering positive environmental, workforce and community impacts during 2023.

Recognising the importance of community engagement, the team has gone above and beyond to proactively maintain two-way communication with residents and other key stakeholders, including regular face-to-face interactions and news bulletins. Initiatives to improve the project’s carbon footprint feature prominently. Furthermore, the site is highly commended for its focus on employee health and safety. The development has excellent worksite facilities and resources to support mental wellbeing.

Innovations & Best Practices

The project team also surpassed expectations by embracing exemplary good and best practices at the site to redefine performance. For good practice, the team implemented an advanced on-site power solution to reduce on-site fuel consumption and CO2 outputs. For best practices, the site also implemented a sophisticated 4D modelling engine, along with introducing incontinence pad disposal bins in male toilets on-site.

Recognising the importance of community engagement, the team have gone above and beyond to proactively maintain two-way communication with residents and other key stakeholders, including regular face-to-face interactions and news bulletins. Social value has remained paramount, delivering numerous initiatives to support the wider social and economic benefits of the region, and leave a long-lasting positive legacy. Site inductions and briefings have delivered outstanding levels of training, promoting good behaviour and conduct within the community.

Caring for the Environment

Striving to reduce carbon emissions, Wates Residential has integrated a Punch Flybrid power soltuion, saving an estimated 50% of fuel and carbon emissions, whilst reducing the project’s reliance on diesel generators during periods of peak power consumption. This progressive new system recovers waste kinetic energy and converts it into mechanical energy.

Another example of the team’s drive and determination to optimise on-site performance is the application of Buildots; a powerful 4D modelling engine that combines BIM design with project schedule. Buildots uses a 360-degree camera mounted to a safety helmet, to capture a 3D scan of the working site, the resulting data is then compared using AI with BIM modelling to highlight discrepancies between installation and design. Eliminating the guess work out of QA, with a particular focus on fire stopping, the team have total visibility of the site and have been empowered to make decisions to reduce risk, while keep the project on track.

Valuing the Workforce

Highly commended for its focus on employee health and safety, the development also has excellent worksite facilities and resources to support mental wellbeing. Creating a new benchmark to support its staff, the company has introduced waste disposal bins in the male toilets on-site, to provide a safe, hygienic and anonymous method for discarding incontinence pads. Bringing an often taboo subject to the fore, the company aims to support around 5-10% of the UK population with urinary incontinence (Ontex Healthcare, 2018).
